Preliminary Consultation
If you are considering a project, you may schedule a preliminary consultation with me at your site free of charge. This is an opportunity for us to meet each other and to discuss the project’s feasibility and preliminary design ideas.
Proposal and Contract
At a client’s request I will write up a proposal for services that becomes a contract if the client chooses to proceed.
Architectural Steps
The scope of architectural services is tailored to each project. Full services include the following steps:
- Programming:
Investigate the client’s objectives in conjunction with budget, code and neighborhood issues. Establish the scope of work based on these parameters. - Schematic Design:
In open collaboration with the client and consultants, produce drawings showing different options, usually in several iterations until the client approves the design. - Design Development:
Development of one design in detail, including interior design as needed. - Construction Documents:
Drawings and written specifications for permit, construction bid, and construction. - Permit/Approvals:
Coordinate with Building and Planning Departments and other agencies to obtain the Building Permit and any other approvals needed. - Bidding and Negotiation:
Recommend contractors, get bids, and help client negotiate construction contract. This process may begin as early as the Schematic Design step. - Construction Administration:
Guide the project through construction. Make site visits, review construction for consistency with drawings, answer questions, provide additional information to the contractor, and coordinate between the client and contractor.
Hourly Consulting
I do hourly consulting when a client simply wants an architect’s advice. I can help with such issues as deciding to do an addition versus buying a new home, evaluating properties for purchase, “green” improvements, or appropriate options for historic preservation.
